PROJECT BACKGROUND

In March 2025, we shared an overview of our approach to addressing the challenges currently facing the Ozone Leisure Park.

While many tenants have benefited from reduced rent agreements in recent years to help maintain their operations, there are vacant units, some tenants have downsized and there are concerns about the potential loss of key tenants.

To secure the long-term future of the park, investment and change are essential. Our proposals offer a sustainable way forward – retaining family leisure activities on-site, restoring the Priory Pub, and significantly improving the park’s connectivity with the surrounding community. This includes increasing green space, enhancing pedestrian and cycle links and creating new employment opportunities for local people.

Following engagement with the city council and local community, a planning application was submitted last year. Since then, the design team has continued to refine the proposals through ongoing dialogue with the city council’s planning officers, and we have now submitted an updated planning application.

The key elements of the scheme, which we recognise remain of particular importance to local residents, are unchanged. This includes provision of a dedicated leisure building for a five / six-screen cinema, a bowling and arcade offer. There will also be a range of additional spaces for cafés, restaurants, retail and community use.
